Met with "new" general contractor on site today.
He advised that he just took over project and wanted to inquire as to remodel vs. demo and new build,as plans show as remodel leaving front and side exterior walls to remain,also sub floor joists do not match what is currently there.
I advised him to have an on site meeting with the engineer to preform a walk through to address any concerns prior to construction,as we can only approve what has been approved through plan check.

Wrong permit number used. This lot has two permits. This particular permit is for the main structure in which the contractor is in negotiations with the city for "one wall" authorization. At the time of this inspection contractor indicated that he has a verbal OK from the city and would like to start using this permit. Informed him that I have not received confirmation therefore we will continue to use the other permit specifically for the ADU. Contractor wanted to speak directly about the main structure. Informed him that I'll conversations in regards to this permit number should be between him and BO.

2 x 10 floor Joist are actually 2 x 9 get approval from engineer that the missing half inch will still suffice Approved plans call for 2 x 10 which should make them 9 inches in the 1/2 inches deep. Missing double two by tens where circled with pink highlighter. Joyce possibly going the wrong way second bedroom. A bit confusing. Spot checked floor joist spacing living room was 18 inches on center check throughout approved plans require 16 inches on center.
Master bedroom floor Joist are going to wrong way this i has been discovered in several rooms before we can sign off the floor nailin we need to get this remedied.
